Eversa performs a soft check when verifying credit. This check does not affect your credit score.
The difference between a soft check and a hard check
A soft check (also called a soft inquiry or soft pull) does not affect your credit score and is not visible to other lenders on your credit report. It is used for pre-qualification, background checks and rental screenings. This is the type of check performed by Eversa.
A hard check (also called a hard inquiry or hard pull) may affect your credit score, typically with a temporary drop of a few points. It is visible to other lenders on your credit report. It is typically used for mortgage, credit card or auto loan applications. Eversa does not perform this type of check.
What this means for you
You can give your consent: the check has no negative impact on your credit score. It lets the property manager assess your creditworthiness without harming you. Your consent is still required before any check is performed.
What this means for agents and managers
Agents and managers can reassure applicants who hesitate to give consent. The soft check provides the information needed to evaluate an application without negatively impacting the applicant. The credit report is available on the submission detail page once the check is completed.
The credit file is blocked
If the credit report is not generated even though the SIN and consent are present, there may be a block on Equifax's end, for example a protection set up by the applicant or missing information at Equifax. Unblocking is not done through the Eversa portal. The manager must contact the applicant to ask them to unblock their file.
