Eversa performs soft credit checks when verifying applicants’ credit. This means the check does not impact the applicant’s credit score.
What’s the difference?
Soft check

Hard check
Also called a “hard inquiry” or “hard pull.”
May affect the applicant’s credit score (typically a temporary drop of a few points)
Visible to other lenders on the credit report
Typically used for mortgage, credit card, or auto loan applications
This is NOT the type of check performed by Eversa
What this means for applicants
Applicants can give their consent with confidence: the check will have no negative impact on their credit score
The check allows property managers to assess the applicant’s creditworthiness without harming them
Applicant consent is still required before any check is performed

You can reassure applicants who may hesitate to give consent
The soft check provides the necessary information to evaluate an application without negatively impacting the applicant
The credit report is available on the submission detail page once the check is completed
What to do if the credit report is blocked/locked
If the credit report is not generated despite the presence of the SIN and consent, this may indicate a block on Equifax's end (e.g., applicant protection, missing information at Equifax). Unblocking is not done through the Eversa portal; you must contact your client to request that their account be unblocked.
